Monthly stays include weekly maid service: fresh linens, fresh bath and kitchen towels, bathroom cleaned, and, as needed, kitchen floor washed and carpets vacuumed.


ADDITIONAL CHARGES

Cleaning fees for excessively soiled property are as follows:
carpeting $30 a room, upholstery $74 a room, curtains $35 a room, stove $65, refrigerator $40. The fee for unwashed dishes and/or pots and pans is $25. Fees may also be charged for any other cleaning required above and beyond the normal and expected.


GUEST SEQURITY DEPOSIT

Guests are required to make a security deposit of $400 for monthly rentals, $200 for weekly rentals, $100 for a weekend rental, $65 for one day rental. This deposit, less any assessed charges, will be refunded within three weeks after departure. Charges will be assessed to cover any property damage, loss of items, and/or fees for any extra cleaning required.


All rental units are NON-SMOKING units. Failure to comply with this requirement will FORFEIT THE ENTIRE SECURITY DEPOSIT.

Smoking is allowed on the deck of Steamboat Landing Condos and screened porch of River House.


RESERVATIONS AND PAYMENTS.

Any dates requested by phone or e-mail will only be tentative. We must receive a security deposit payment along with a completed reservation application before reservations are confirmed. Allow at least two weeks if paying with a personal check. Credit card payments are accepted via PayPal. To make a credit card payment you need to give us your e-mail address (not your credit card number). You will receive our request for payment along with the instructions how to pay.


CANCELLATION

To ensure the return of your security deposit, please notify us of your cancellation one week prior to daily/weekly reservations and two weeks prior to monthly reservations.


CHECK-OUT INSTRUCTIONS

Please close all windows and turn off all lights. Set the thermostat to HOLD at 80°F/25°C in the summer and 56°F/13°C in the winter. Leave the key on the counter and lock the door knob upon departure. Make sure the door is pulled tight. Thank you.
